What do I do if my Realtor is not living up to their promises?
All too often we get asked this question from concerned homeowners who genuinely want to sell their home. The Real Estate Board has spent a great deal of time, money and effort in preparing a listing agreement designed to offer protection for the general public and the Realtor. Unfortunately, there is no provision under Section 14 of the Listing Agreement for the homeowner to cancel the agreement prior to expiration, should the Realtor not live up to the promises made in their original listing presentation. Before signing a listing agreement, you should always pay special attention to the duration of the agreement and discuss openly with your Realtor what the consequences are if they do not live up to their pledges and promises. If they are not prepared to offer you some kind of guarantee in WRITING–Move On!

Spring market is basically keeping pace with last year. It is a well balanced market with well priced listings selling fairly quickly, but if anything is a little over priced it is sitting out there for a while. The higher end of the market i.e over $500K is still slow and there are some fabulous buying opportunities. We have a gorgeous home listed on the golf course at Crown Isle – it is a 9 year old rancher immaculate throughout with hardwood floors, stainless (new) appliances, recent granite tops and a gorgeous yard. This one started last year at $639K and is now $549K representing the best value for money presently in Crown Isle and the lowest price rancher on the actual golf course.
Our office continues to lead the pack locally in market share sitting at about 48% and in fact this weeks tour of new listings from our office was the largest tour so far this year and included 28 homes! We were still touring homes at 1.30pm on Tuesday!
I have been working with some delightful people of late and I was delighted to help a couple purchase a fabulous home on Royal Vista Way earlier this month. The home was a gorgeous large rancher with basement on the golf course and we are looking forward to them moving here in May of this year. We have also just got an accepted offer on a gorgeous town home also in Crown Isle for a delightful lady moving up from Victoria, so all being well she will be moving in in July this year and will be able to enjoy our summer on the huge deck overlooking the golf course.
